Built in 1932 and well maintained until today, Jing-an Villa is the largest new-type Lilong neighborhood in Shanghai. The neighborhood is organized around one main lane of 7.0m wide and eleven side lanes of 5.0m wide. Back in the 1930s, the neighborhood, modeled on the European style, was home to the upper-middle class and social celebrities. All houses in the neighborhood are three stories high (9.6m in height), facing south. The main lane connecting two major roads is usually busy with small businesses occupying the first floor. The side lanes are much quieter.

In addition to the total number of 163 units in 1932, there were also 20 commercial units. “Unit” is defined at the time of construction in 1932 as a “section” (composed of 3 floors) in the row houses occupied by one household. However, today, one “section” is typically subdivided into several sub-units with one household occupying each floor or less. Therefore the estimated household number (the effective dwelling units) might well exceed 500. The population is deduced from the number and types of units. Today assuming an average household size of three, the total estimated population today is 163 (number of dwelling units in 1932) * 3 (floors) * 3 (average household size) = 1467. Back in 1932, one extended family occupying one unit was typically composed of one-to-two elderly, two adults, one-to-eight children and one-to-two servants, resulting in a family size ranging from four to thirteen people. Assuming an average family size of eight, the estimated total population was 163 (number of dwelling units) * 8 (average household size) = 1304
